REVOCATIONS

98-RE-418- Eduardo H. Gonzalez (former salesperson, ReMax) REVOKED for violation of Section 17-322(b)(1), (24), and (25) as a result of his conviction for felony theft in connection with real estate investment monies.

97-RE-529- Barbara Jean Givens (former salesperson, Realty Executives 2000) REVOKED and FINED $3,000 for violation of Section 17-322(b)(3), (21), (22), (23), (25), (33) and COMAR 09.11.02.01C for misappropriating funds intended for use in a real estate transaction.

97-RE-151- Minh-Vu Hoang (former broker, Minbilt Realty) REVOKED and FINED $4,500 for violation of Section 17-322(b)(22) and (31) and 17-502 and 505 for failing to return a deposit which was owed to a client for failing to place deposit money in an escrow account. A Guaranty Fund payout in the amount of $15,000 was made as a result of the actions of Minh-Vu Hoang in this case.

98-RE-365- James R. Dietrich (salesperson, O'Conor, Piper & Flynn) SUSPENDED for ninety days and FINED $2,000 for violation of Section 17-322(b)(25) and (33), and COMAR 09.11.02.01C and .02A for failing to place properties in the multiple list service and for failure to display "for sale" signs on the premises until prompted by the seller.

97-RE-281- Andrew De Paola (broker, De Paola Realty) SUSPENDED for three months and FINED $2,000 for violation of Section 17-322(b)(3) and (25) and COMAR 09.11.01.16, 09.11.02.01C and .02A and E for collecting monies for repairs which were never made occurred, while acting as property manager. A Guaranty Fund payout in the amount of $882.42 was made as a result of the actions of Andrew De Paola.

96-RE-491 and 97-RE-037- Alfa A. Sanni (salesperson, A-K Real Estate, Inc.) SUSPENDED for sixty days and FINED $5,000 for violation of Section 17-322(b)(3), (4), (25), and (33) and COMAR 09.11.02.01C and D and .02A for failing to provide information regarding loan status, failing to disclose material information, failing to provide the buyer with required documents, and failing to protect the interests of the parties

96-RE-536- Waldo O. Andia (salesperson, ReMax 2000 Realtors) SUSPENDED for ninety days and FINED $4,000 for violation of 17-322(b)(3), (4), (22), (25), (30), (31), (33), 17-528, COMAR 09.11.02.01C, and 09.11.02.02A.

95-RE-501 - David F. Urbanske (broker, Urban Real Estate Management and Investment Company) SUSPENDED for one year and FINED $8,000 for violation of 17-322(b)(4), (22), (25), (33) and COMAR 09.11.02.01C and D for failing to disclose the zoning of investment property sold, for failing as a property manager to hold deposit money in escrow and to account for the money, and for failing to notify the owners of zoning violation notices.

A Guaranty Fund payout in the amount of $4,250 was made as a result of the actions of Robert T. Ridgely.

Ridgely (former salesperson, ERA Bob Ward Realty) FINED $5,000 for violation of Section 17-322(b)(3), (25), (33) and COMAR 09.11.02.01C and H and .02A and E for renting property without the owner's consent, and for retaining rent and security deposit money without the permission or knowledge of the property owner.

99-RE-046- Robert T. Ridgely (former salesperson, ERA Bob Ward Realty) FINED $10,000 for violation of Section 17-322(b)(21), (22), (25), Section 17-502, and COMAR 09.11.02.01C for misappropriating trust monies while acting as a property manage, and for misrepresenting his property management activities to the broker. A Guaranty Fund payout in the amount of $240 was made as a result of the actions of Robert T. Ridgely.

Ridgely (former salesperson, ERA Bob Ward Realty) FINED $10,000 for violation of 17-322(b)(3), (22), (25), Section 17-502, and COMAR 09.11.02.01C for misappropriating trust monies while acting as a property manager and for misrepresenting his property management activities to the broker. Reynolds (former salesperson, RESCOM Real Estate Services) FINED $10,000 for violation of Section 17-322(b)(3), (4), (22), (25), (33) and COMAR 09.11.01C and D and .02A for misappropriating monies intended for the purchase of property, and for misleading the prospective owner regarding the ownership of property. A Guaranty Fund payout in the amount of $13,000 was made as a result of the actions of Leslie P. Reynolds.

98-RE-424 - Thomas L. O'Hara (former salesperson, OConor, Piper & Flynn) FINED $7,000 for violation of 17-322(b)(3), (22), (25), (33) and COMAR 09.11.01.07, .02.01C and H and .02A for misrepresenting the need for additional deposit money, misappropriating deposit money, and failing to document a counter offer.
